First not only do I have offices in Northern Nevada but I also have a presence in Las Vegas as well. My inclusion with the Greater Las Vegas Association of Realtors allows me to expose your home to an additional 15,000 realtors and hundreds of thousands of additional potential buyers. By being on the Las Vegas MLS I will expose your home to 10X the amount of buyers that local Reno Realtors could, even with their best efforts.
Of course you will also be featured on the Reno/Sparks MLS exposing your home to all 2500 of the local Realtors, but more importantly you will be exposed to all the home buyers utilizing the web as a primary search tool, which actually about 97% of all home buyers search exclusively for homes online.
Our home showcase videos are a great way to dramatically increase buyer interest. By showcasing your homes unique features in our entertaining professional videos we can increase the potential home buyer’s time spent on your homes web page by 40%-60%. These videos will set your home apart from our competition.
We will craft a custom virtual tour that allows the Reno home buyer to explore your home at their own pace. Our virtual tours are second only to actually being in the home. The tours also give the home buyer the opportunity to calculate their potential mortgage, explore the local schools and even drive up and down the street in front of your home complements of Google street view technology.
The neighborhood tour links will be created and embedded into all available web sites to include your own personal web site on the krchrealty domain. Not only will you have search priority but we are allowed to upload 25 photos, instead of the standard 4 and we will also be able to embed our home showcase video, virtual tour and neighborhood tour into your Reno homes customized page.
Its true once your home is listed on the MLS your home is automatically exposed to about 80% of all the other web sites that have homes for sale in Northern Nevada. What about the other 20%; we will manually upload your listing to the others. These sites include the newer social real estate sites like zillow.com and trulia. When their homes search criteria matches your homes features your page will be displayed. And on your display page we will manually upload additional features making your home stand out. For instance your neighborhood tour link and virtual tours will be added to your enhanced pages. The second area will be on our featured listing page which is the direct link to your personalized web page. On this page we will incorporate every piece of marketing we have designed and created for your home. All of our exterior marketing campaigns we create will be directed back to this page. This will be your homes total showcase page.
We also do not forget about the good ol fashioned print marketing, while these meatheads are no longer main stream we do find the tandem of our print marketing and online presence ensure your home is 100% saturated into the potential buyers pool. Depending on your homes unique characteristics we will feature you In either Homes and Land or DuPont Registry.
And As always one of the most powerful marketing tools is word of mouth, we will send just listed post cards to the homes in your immediate area announcing your entry onto the market. If they have family of friends that have always admired your neighborhood we will be sure to hear from them.

Photos; Good Photos of your home will be the corner stone of our marketing campaigns. To ensure we bring out every detail of your home we will professionally photograph every selling feature with professional wide angel lenses and retouch the photos with HDR or High Dynamic Range
HDR is simply a way to bring out the details in photography. Currently technology can not replicate the human eye in the amount of color it can process. However with this new technology it allows us to take a series of photos all at different exposures and then with computer software and some artistic talent combine all the photos to render a stunning image that captures the true color and details found in your home. This is especially useful for showing off scenery, often you will see great interior photos but you can’t make out the outside view or the view is great but the interior is very dark. By using HDR we allow the potential home buyers to see the home as if they were their themselves.
So once we put all this marketing into play we will also keep track of its effectiveness and send you weekly web traffic reports to show you how the market is reacting to your home and its current list price.
Also once a Reno realtor takes a look at the home we will immediately try to get showing feedback from them and their client. This is a great way to see if there is anything more we can do to get the home sold, for example if every realtor comments we would have purchased the home if it was not for the poke a doted painted pink room we know we may need to have a little paint party.
Once your home is listed we will also keep you updated with current market trends and let you know if any new homes have entered the market that may be a threat to us. Basically the more communication we have with each other the smoother the transaction will be.
We also offer free title searches to ensure we are not surprised by any unforeseen liens. More often then not we find liens that homeowners were never a party to and were incorrectly recorded against their home. Once we find the lien we will work to clear it for you to ensure it will not create any issues in the finals days of the escrow.
